One room type serves different party mixes: some guests travel as a couple, some bring a child, some need a fourth adult. So that you don’t maintain a separate price for every mix by hand, each room type carries occupancy variants. The key orientation point: variants live in the room type card, not in the rate — the rate only applies its modifiers to them, and the variant’s price for a specific date is edited in the Price Manager.

What a variant is

The variants tab opens with an explanation: “Occupancy variants define the nightly price for different guest mixes.” Every room type has a base variant — for example “2 adults” — plus extra ones: “2 adults + 1 child” and so on. The base variant’s price is the category’s price; the other variants either add a supplement to it under the age rules or carry their own fixed price.

Where they are configured

Variants are configured in the room type card:

Open “Rooms” in the left menu and go to “Room types”.
Open the room type you need — the card holds the “Rooms”, “Amenities”, “Gallery”, “Translations”, and “Occupancy variants” tabs side by side.
Open the “Occupancy variants” tab.

At the top of the tab sit the “Generate variants”, “Recalculate supplements”, “Add variant”, and “Configure types” buttons. Below is a table with the columns “Variant”, “Price calculation”, “Occupancy”, “Variant type”, “Supplement, €”, “Price, €”, and “Actions”. Under the table there is a note: “Prices are configured in the Price Manager; restrictions are inherited from the base variant”. That note is this article in miniature: the tab defines the mixes and the rules, while the prices for dates live in the Price Manager.

Adding a variant

Click “Add variant” — the “Add occupancy variant” dialog opens.
Set the mix: the “Adults” and “Children (0-11)” fields. Children’s age groups are taken from the property’s guest settings — the groups themselves are edited with the “Manage ages” button next to the supplements block.
Choose the “Price calculation”: “Category price”, “Fixed price”, or “Category price + supplement”. For reference, the dialog shows the “Current category price”.
Click “Create”.

Result: the new party mix appears as a row in the variants table — with its own price calculation method.

Calculation and supplements

A variant’s price is calculated one of three ways. In the add dialog they are labeled “Category price”, “Fixed price”, and “Category price + supplement”; in the edit form (“Edit variant”) they appear as the “By category”, “With supplement”, and “Fixed” options:

“Category price” — the variant’s price follows the category’s price;
“Category price + supplement” — the category’s price plus a supplement under the age rules;
“Fixed price” — the variant carries a price of its own.

For the base variant the calculation choice is locked: the base variant is what defines the category’s price that the rest are calculated from.

Supplement rules live in the “Supplements by age category” block: “Supplement rules define what an extra guest of each age category pays to stay.” The “Age category / Supplement type / Value” table lists the groups — for example “Children (0–11)” and “Adults (12–199)”. The supplement type can be “Free” with a zero value — or a monetary supplement, say +15 € per night for an extra adult.

Changed the rules — click “Recalculate supplements”: the prices of variants with supplements are recalculated under the new rules.

How a child rate’s modifier lands on these variants — “Discount/markup on all variants” or “Base only, recalculate the rest” — is covered in Rate plan inheritance.

Generating variants

The “Generate variants” button builds a set of variants from the current supplement rules in one step, without adding each mix by hand. A “Recreate variants?” dialog warns: “All existing variants (including manually set prices) will be deleted and recreated based on the current supplement rules.” The buttons are “Cancel” and “Recreate”.

The button has one scenario — the first setup of a room type: generate the set, set the prices in the Price Manager, and edit point by point from then on. For point edits the button is the wrong tool: alongside manual prices it also wipes the variants you added by hand.

Early check-in and late check-out

At the bottom of the same tab sits the “Independent products” block with an “Add” button. This is the home of early check-in and late check-out: the “Early check-in” and “Late check-out” items are separate products with their own price, which is not part of the nightly rate. Each row carries “Edit” and “Delete”.

There is no early-check-in service in the service catalog — of this pair, only “Late Check-out” lives there. A guest wants to arrive before the standard check-in time or leave after the standard check-out time — that sells as an independent product of the room type, not as an extra service.

Price edits — in the Price Manager

The note under the table points to the Price Manager for a reason: the room type tab defines the mixes and the rules, while the variant’s price for a specific date lives in the Price Manager calendar. The room type’s row shows the base variant, and the “Variants · N” button unfolds the supplements by date — “Early check-in”, “Late check-out”. The same room type tab also sets the price bounds: the “Price limits (in the property’s currency)” block with the “Minimum price” and “Maximum price” fields. The interface explanation is honest: “The limits apply to automatic prices (inheritance, formulas). Manual prices may go beyond the limits — a warning is shown.” In other words, the bounds hold automatic prices — inheritance and formulas — while a manual price beyond the bounds can still be entered: the system only warns you.

Result: the mixes and supplement rules live in the room type tab, the prices for dates live in the Price Manager calendar; the price bounds hold automatic prices in place and only warn about manual ones.

Honest boundaries

Every room type always has a base variant. Its delete button is disabled — labeled “The base variant cannot be deleted”: without a base there is nothing to calculate supplements from.
A variant is about the guest mix of a room type. Selling by the bed — where a guest pays for a bed rather than a room — is a separate story and has nothing to do with occupancy variants.
On the website, the guest sees the variants as choice rows with prices: “2 adults” and “2 adults + child” are different rows of the same room type, each with its own price.
